What kind of information do I need to provide for you to quote/ undertake my project?

The more information the better! Where applicable we would expect you to provide architects’ and Building Regulations drawings and any notes they have provided for builders in terms of things they need to be aware of, how they want the project constructed and what materials they expect.

You may have also detailed your own brief/ specification and thought about the finishings for your project (such as taps, tiles, floor finishes etc.). If you have these in mind already, please let us know so that we can include them in your quote.

Do you offer a free quote?

For existing property owners we offer a free quote that involves a home visit and a fully itemised breakdown of materials, labour and any other charges we anticipate.

For prospective buyers looking to buy a property we provide the same service but charge a small fee for our time.

What details will the quote include?

The quote will include a full breakdown of itemised materials, labour and any other costs that will be incurred during the build.

How long are quotes valid for?

Quotes are valid for 90 days.

Do you have a contract?

Yes. This outlines our responsibilities and your responsibilities, payments terms and other terms and conditions and needs to be signed by both parties before any works can commence.

What are your payment terms?

We will agree an initial deposit payment before works can commence and also a series of stage payments for larger projects that will form part of the contract we sign with you. The final payment is due on completion; this is when the snagging list has been completed and Building Control have inspected the works and provided their final sign off certificate.

All payments must be made by bank transfer only within 7 days of the invoice.

We charge VAT. This will be clearly indicated on your initial quote and on the payment schedule.

Can we look at some of your projects/ contact former clients?

Yes! Please contact James for references in the first instance. You can also look at some of our former projects on the website.

How long from accepting the quote until you can start the work?

This will depend on what other projects we are already working on and we work on a first come first served basis.

We will however be able to give you an indication of when we can start and how long the project is likely to take at the time of producing the quote for you.

Can you help us with our planning application and Building Control inspection?

Yes: we will liaise with Building Control directly on your behalf.

We are also very experienced with the planning application process. We can provide verbal advice and guidance for planning applications although we will not be able to fill out your application for you.

Who manages the project?

James will manage the project personally and will be your go to contact for everything. You do not need to manage tradespeople or worry about materials and scheduling (unless you have brought your own tradespeople in.)

Who manages extra tradespeople brought in to the job?

If we have brought an outsourced tradesperson in on the project, James will manage their work as if one of his own team members. Their price will be included in the quote already and James will oversee and hold responsibility for their work.

If you bring other tradespeople in on the project, we will be happy to liaise with them and work with them but you will be responsible for paying them and overseeing their work.

Do you source all the materials for the project?

We source all the building materials for the project but do not source the finishing materials (things like bathroom suites, taps, floor finishes, tiles etc.)

If you would like us to research and source finishing materials there would be an extra charge.

Do all of your tradespeople have the relevant accreditation?

All of the tradespeople and contractors we use have the relevant accreditation including Gas Safe, HETAS, ELECSA/NICEIC, OPTEC, FENSA etc

Do you work with Listed Buildings?

Yes, we are experienced in working with Listed Buildings, traditional materials, and liaising with the Planning Authorities regarding Listed Building Consent applications.

Are you insured?

Yes. We are insured up to a value of £10 million.
